We looked at 14 popular pest control companies in Dallas TX, and the surrounding areas. We interviewed 5 pest control company owners and completed 100+ pest control services for HOMR members.

We wrote our first Dallas pest control guide in December 2022, after completing 44 pest control services for our members. At that time, we also interviewed Dallas landscapers and builders about the effects of pest sprays on homes.
Since then, we’ve completed 100+ pest control projects, handled 3 rodent exclusions, scheduled dozens of mosquito treatments, and overseen multiple termite bait station quotes. We also looked in-depth into EPA licensing requirements.
We gathered more direct feedback from HOMR members who live in a variety of Dallas homes and neighborhoods. We also tracked the most frequent pest control company complaints on the Better Business Bureau, and read hundreds of customer reviews about major Dallas pest control companies:

How pest control plans break down:
We’ve seen pest control treatment cost as low as $80 for some small mom-and-pop style pest control companies. On the high side - as much as $200 for a one time treatment. A more realistic range for Dallas is between $110 - $180 per treatment.
Quarterly plan, bi-monthly, or one-time treatment?
If you only see pests from time-to-time, go with a one-time treatment - most companies will warranty a treatment for 30 days. For those who want round-the-clock protection, go with a quarterly plan.

None of the pest control companies we talked with recommended a bi-monthly (6x a year) spray schedule, even for aggressive problems.

Termite control involves termite bait stations like Centricon or Termidor to prevent termites. If you’re very unlucky: a termite inspection, with termiticide, fumigation, and restoration work from a remodeler.

One of the most notorious and challenging problems to deal with: the bed bug infestation. These tiny, blood-sucking pests are notoriously resilient to DIY methods. If you discover bed bugs in your home, seek professional assistance immediately. Some pest control providers offer specialized bed bug treatment services, but we’ve never seen it included in a standard pest control plan.
Bee Removal
If you discover a beehive on your property, contact a bee removal specialist who can safely relocate the hive and its occupants to a more suitable location. Most pest control companies out-source this task, as there are few situations where you want to exterminate the hive.
Pest Infestation: When the Unthinkable Happens
Infestations are large groups of pests, that typically multiply quickly. It can range from terrifyingly overwhelming to mildly annoying, but in either case, they require a bespoke approach that’s outside of standard pest control
Rodent Control, Trapping, and Animal Removal
If you hear squirrels, racoons, rats, or mice in your walls or attic - you’ll need to schedule a removal. These cost extra and involve one-time visits, or a 14-day/30-day removal with planned follow-up visits.

Which homeowners benefit most from a pest control plan?
If one of these 4 situations describes your current living situation, you’ll benefit greatly from a professional pest control plan.
Have bugs in your house right now - More than the occasional bug in your closet, if you’re seeing pest activity, call a professional pest control company. Deal with issues like this before they get worse. A pest company can assess the situation and recommend the most effective treatment plan to eliminate the pests and prevent future problems.
Own an old/historic home - Older homes (like those in East Dallas) are more prone to bugs like roaches and weevils due to their age and how they were built. Exterminators can help protect these older homes by identifying and treating potential pest problems before they become serious issues.
Have pets or children - Pets and children are more vulnerable to pests like fire-ants and mosquitoes than adults. Quarterly treatment plans reduce the populations of these harmful bugs so your family stays safe.The EPA and Texas Groundwater Protection Committee work together to ensure that pesticides are applied safely for families.
Have at-risk family members - If you have family members who are elderly, pregnant, or have compromised immune systems, many homeowners take extra precautions to protect them from pests. How We Picked DFW's Top Pest Control Companies
There are lots of specialty pest providers, for this guide, we focused on “general purpose pest control”, so we excluded mosquito-only, bee removal, or wildlife control companies. A lot of these companies are great, but most homeowners can solve their problems with a general provider, rather than a specialist.
To further narrow down the field, we reviewed all of the companies’ service contracts, warranties, and guarantees. We eliminated companies with cancellation fees, (and pseudo cancellation fees, like 30-day and 60-day notices.) Both of our top picks offered plans without any contracts at all.
Note: We scored money back guarantees very low - they're almost never used (which is why they're paraded), because most people want their problem - the bugs - fixed.
Because most of the BBB complaints filed for pest control companies were around communication and contracts, we texted all of the remaining Dallas pest companies to see if they responded via text message. We ranked companies that communicated via text higher.
We also called their offices during business hours to see how quickly we could talk to a real human. If you could reach a human on the first call, with no phone menus, we ranked those companies higher.
Finally, we booked their services for HOMR members and polled the members about their experiences.
When pest control treatments were performed we tracked things like:

Our pick: Haven Pest Solutions
Haven is one of the few companies that offers a truly "unlimited warranty" - they will retreat a home as many times as requested for any of their recurring contract services. They also didn't lock consumers into onerous 12 month contracts in order to take advantage.
Things we liked
We liked that Haven communicates a LOT via text. Not only do they send out 24-hour service reminders, but you can also text them during business hours with service questions, send photos of a bug, and reschedule treatments!
We also liked that they had total transparency on the chemicals that they were using on the property - even showing the Material Safety Data Sheets. Overall, their response speed, retreatment percentage and high HOMR member satisfaction scores helped them claim the top spot.
Great for all-organic: EcoSafe
Some homeowners have risk-factors, or values that require organic pest controls, so we made sure to include a great organic company on our list. Like Haven, EcoSafe also offers a true "unlimited warranty" - and they didn't lock homeowners into any long term contracts.
Things we liked
EcoSafe also provided 24-hour text alerts, they seem to use the same software that Haven uses as their emails were identical in format. It was nice to see things like "Thyme" and "Garlic" in the "Products Used" section of the notice. Similarly, they also showed pictures of the technicians that were on site. for transparency.

You can find cheaper pest control options, but those cheaper prices often come with odious contracts and first-time treatment costs. Both EcoSafe and Haven are not the absolute lowest quarterly rates. While we avoided the most expensive companies, if you're looking for the lowest cost these providers may not be for you.
Honorable Mentions
While all of these providers scored well, certain aspects of their service offering led us to say no. We frequently review and update these guides as companies change pricing and service offerings, so it's very possible they could be a recommendation in the future. Check back periodically as we make our guide better.
Vinx Pest Control
Vinx has great reviews and a nice suite of pest control offerings. They didn't get a spot on our list because multiple home-owners have reported difficulty cancelling their contract when they want to turn the service off.
Terminix
Terminix is best known for their termite mitigation, like many other providers on this list. They require home-owners to call for cancellation and many reviewers, commenters on Reddit, and our members have talked about their difficulty with stopping the service once they start.
Orkin
Orkin pest control is a well-known name in the industry, however they only offer 1 to 3 year contracts and requires 60-days notice of cancellation (an effective cancellation fee equal to 2 months of your service)
Moxie Pest Control
A new entrant into the pest control game. They seem to have good service quality and pest offering based on their reviews. We didn't recommend them because their contract comes with a $150 cancellation fee.
Massey Services
Massey’s pest control is a well-known DFW pest control company, they weren't recommended due to their 30-day warranty policy (rather than unlimited.) We also didn't love their reviews
